Apartments

Apartments share plumbing stacks, ducting, false ceilings and even structural cavities with dozens of other units. The pests follow.

  • Common issues: German cockroaches, ants, bed bugs and the occasional rodent in basements and ducts.
  • Recommended cycle: quarterly general pest treatment + annual cockroach gel-baiting.
  • Look out for: society-level mosquito control, shared waste rooms and basement parking.

Independent villas

Villas have lawns, plinths, attics and storage rooms that apartments do not — and that is where the action is.

  • Common issues: termites, rodents in store rooms, mosquitoes in gardens.
  • Recommended cycle: annual termite inspection, monthly mosquito fogging in summer, quarterly rodent monitoring.
  • Look out for: rainwater drainage that creates damp pockets near outer walls.

Farmhouses & weekend homes

Farmhouses sit in or near agricultural fields, with vegetation right up to the wall — perfect for snakes, rodents and termites.

  • Common issues: rodents, termites, snakes, mosquitoes, occasionally bats and birds.
  • Recommended cycle: every visit + a pre-stay opening protocol.
  • Look out for: untouched water tanks and unused rooms between stays.
